How often do I need to have sealcoating reapplied?
Every 2-3 years is ideal. Colorado's harsh climate can damage asphalt more quickly than more mild climate areas. Sealcoating can last up to 5 years without direct contact to sun and harsh environments.

How bad must the damage be before it needs to be repaired or replaced?
It depends on the type and severity of damage to your asphalt:

• Pot Holes
  A pot hole is considered severe damage. By the time a hole is formed, water, ice and snow can fill the hole, causing it to erode quickly. Other factors such as oil or traffic can destroy asphalt within a matter of months. It is important to repair pot holes as quickly as possible before they become larger or damage a larger portion of asphalt.
• Cracks
  Cracks, like pot holes, allow moisture to seep into the low areas and slowly erode asphalt. Preventive measures should be performed as soon as possible, expecially before winter.
• Faded Asphalt
  While faded asphalt doesn't appear to be damaged, it is on its way to damage. Sealcoating is an easy and affordable option to maintain and extend the life of your asphalt.
• Alligatoring
  Alligatoring is a sign of severely damaged asphalt. Once the alligatoring appears, crack sealing and sealcoating will not help - replacement is necessary.
